No. 1: They assume their agent is licensed. Costa Rica has no real estate licensing law. It’s a very fair question to ask.
No. 2: They call several agents at once, thinking it saves them money. It doesn’t. And it may cost them the perfect property.
No. 3: They think they need a Costa Rica corporation set up before making an offer. You don’t. It can be done during due diligence.
No. 4: They assume everyone gets a mortgage. 98% of buyers are paying cash — and that leads to the biggest mistake of all.
