As we start back for 2026 we have a number of new projects due to commence.
- Over the Christmas period we received our second BSR approval for our penthouse project in the iconic Southbank Tower with works due to start on site imminently after an intense pre-construction phase.
- Contracts were signed late December for our project on the prestigious 40-41 Hans Place, with works commencing immediately.
- We are due to take possession of 31 Elsworthy Road, St John’s Wood in the next six weeks following completion of the shell and core by another contractor.
We also welcome some new faces to Morgan Rae Ltd.

Operating under a full D and B contract Morgan Rae Ltd. will spend the next 12 weeks working through design coordination and procurement with fit out of this prestigious 10,500sq ft property commencing in January 2026.

We are pleased to confirm our appointment on a stunning penthouse apartment in the prestigious Southbank Tower.
Initially working through the pre construction phase and managing the BSR process works are due to start onsite Winter 2025.
Works include a full fit out of the shell structure with full new MEP, AV, bespoke joinery and exquisite high quality finishes.

The Grade II listed roofs have been restored with slate and lead whilst the third roof is new- built with modern methods to meet current Building Regulations. Externally, unsound render caused by water damage is being replaced with lime mortar, and decorative features are being redecorated with a breathable paint system. Internally, partitions and studwork are being prepared for first-fix M&E works. In the basement, temporary structures are now being removed as permanent steel works progress. A new staircase core, built with traditional materials, is under construction and will include a cantilevered Portland stone staircase.

Following Grenfell, the government made a commitment to reforming the Building Safety Regulatory System to introduce minimum requirements to promote ‘forward thinking’ on fire safety.
