After three years at Sotheby’s International Realty, Megan Sullivan is joining Elliman as an individual agent. Sullivan co-founded the Greenwich, Connecticut-based Select Client Team, which ranked as the state’s top small team in 2024 with $137 million in sales, according to
RealTrends.
Sullivan, will be joining the brokerage’s sports and entertainment division.
Sullivan started her career as an agent at Compass in 2020 after a decade working in finance. She jumped to Sotheby’s in 2022, where she co-founded the Select Client Team with long-time Sotheby’s agent Steve Archino.
Sullivan said she started thinking about a move starting last summer, before Compass and Anywhere’s $4 billion merger that was announced in September. But Sullivan said the deal
“definitely had something to do with it” as she looked to find a brokerage she thought was more tailored to her luxury brand.

In 2025, over 41% of my transactions (closed and pending, across both sales and rentals) were completed off-market—a reflection of strong relationships, trust, and deep market knowledge.
This year is already off to a strong start! I anticipate a bustling spring real estate season, fueled by larger Wall Street bonuses and lower interest rates. Sellers are already meeting with agents to prepare their listings, and I’m sensing we’ll see a more robust and diverse inventory than we’ve had in recent months.
As for the broader market trends, the so-called “mass exodus” from New York City simply isn’t happening. While some people are relocating to the suburbs—partly influenced by the recent election results—many are choosing to stay put, taking a “wait and see” approach. Interestingly, the New York City market continues to perform exceptionally well, posting a record number of contracts and remaining one of the tightest markets in the country.
Recently, President Trump has hinted at potentially implementing a ban on foreign buyers purchasing homes in the U.S. If that policy moves forward, it could have ripple effects across the market—potentially driving more activity and competition within New York City and for trophy properties nationwide.
