It still didn’t twig that this was nonsense, even after I said that the bathroom had been like that for 5 years and was perfect… and that you know… there’s boats and stuff floating about in salt water made of wood! Bless ‘em! It takes all sorts… and did give me a jolly good giggle!
The main reason this room was so hard, was thanks to the floor – or sub-floor to me more precise… a combination of neglect, an old cast iron bath that had been ‘adapted’ – with the help of about 20 tubes of silicone sealant and some plywood – into a shower that of course leaked absolutely everywhere – meant that the floorboards had to come up.
In lots of houses, this wouldn’t such a big deal – as you’d just pop new ones back down straight back onto the joists… but this house predates the lovely flat boards you get with a Victorian (or later) house, with each floorboard being levelled in situ with an adze at the back to suit each individual joist… and of course over the last 220 years the house has moved – a lot – and there was about 10cm height difference across the floor!
So, I added sister joists. It’s a job I hope never to do again, but, even if I do – I’ll definitely get a helper – it’s takes approximately 100 times longer doing it solo haha!
Of course, the pain of being on your hands and knees, balancing across floor joists for hours is soon forgotten when you’re padding about in here on the lovely (and level!) floor having enjoyed a long, hot soak!
It’s such a lovely space now… whimsical and colourful, with plenty to look at – but still feeling classic and timeless too – in my humble opinion at least – and hope you love the transformation too!

After 3 years of trying in vain, I’ve finally gotten Cot to love camping as much as me and all it took was the most beautiful little wagon, in the most idyllic location… and the promise I’d dress up as a cowboy all weekend (she has a huge crush on Rip from Yellowstone!)…
Oh, and cook lots of treats over the fire, serenade her (apologies to anyone watching with the sound on for my singing and terrible playing – Cot’s very good at least!)… and of course, it helps that it’s set in its own little orchard, totally private, surrounded by wildflowers, with the dreamiest of sunsets!
Of course, I should have been dressed in my pirate garb, as I found this utterly enchanting place on for an absolute song (geddit?) – I never thought I’d find somewhere quite this magical for less than £300 - over a weekend no less!
It’s in Southeast Devon and is completely off grid, with solar panels and the most amazing, fully working 1800’s stove to cook on, which was so much fun for breakfast and late-night brews, though we were spoilt with the weather, so I cooked both dinners straight over the fire!
It’s all been hand-built by the owners in this little slice of heaven, and every touch is just magical. Even the composting toilet is beautiful, as perfectly modelled by Cot in her Yellow frock - but you’re not without home comforts - like a hot shower and heating should you need it!

It’s also a room that nearly broke me – well – actually did break me I suppose. The sheer volume of woodwork in here, and the countless layers of paint on it all, meant I managed to give myself lead poisoning (I know now how to do it safely – thankfully!). But, seeing the originally details come back to life, and being able to properly repair all the hidden rot and damage, makes it all worthwhile.
And now, it’s back to being the grand welcome it was always designed to be. There’s only one reason to have a perfectly oval room – and that’s to show off… it’s a massive waste of space, and obviously far, far harder to do – all the 6 internal doors in here are perfectly curved to match the walls and still fit, 221 years on! So, this was a real statement to visitors as they entered the house!
And I like to think it still does that! Of course I’ve made it a bit ‘dual use’. It felt far too beautiful to just pass through, so it’s now Admirals formal dining room too – and it’s just the loveliest place to celebrate with loved ones for Christmas and what not… it’s curved walls, now covered in a beautiful chinoiserie (that doesn’t repeat itself around the whole space) transporting you into something of a fairy-tale!
I love it now just as much as I did when I first finished the space and hope you’ve enjoyed this little look through too!

Well, I finally tackled it – partly because I had a fun idea to repurpose one of the old Belfast sinks I found in the garden and partly with the scruffy utility long gone, there’s no way I wanted to make a mess of the new pantry when it’s in, so I needed the space! You’ll have to wait till the end to see which one I chose!
Typically, you know I don’t take the easy route, but this time I’m pleased I did… and instead of hours of scrubbing, I used which is available to purchase from - 10 mins on the hose and the whole area (even the very green boiler room roof) were covered.
After the “Wet” comes the “Forget” and I let it get to work with the weather, breaking down all the mould and algae while I got on with the build. No scrubbing, no jet washing, no rinsing - just spray and walk away.
I knocked up a little utility/potting bench with the repurposed sink – no more muddy boots in the kitchen and it’ll be perfect for all the grubby jobs that come with gardening and renovations!
The best bit? It keeps working in the background, so everything stays fresh with minimal effort – it’s such a useful thing to keep handy!

The dirty pink softens everything and warms up a potentially cold feeling North facing space… the dark blue adds some drama and definitely elevates the second hand bath I found, and the black porcelainware does what I’d hoped it would in semi-disappearing and certainly helping the room feel less like a sterile bathroom… it needs a little more cleaning, but thankfully a very quick wipe and it gleams like new despite being probably about 5 years old now!
The fireplace is still the star of the show though (and I still haven’t filled in the holes left from the Navy who fitted the radiator across it!), and I’m so 'grateful' (geddit?) the insert, whilst in need of restoration – wasn’t removed entirely! It’s been tweaked over the years for efficiency (and I think it’s likely the insert is slightly later than the house), with mortar infilling either side of the grate… I wasn’t sure whether to remove them and get it back to the original shape, but in the end thought it an interesting quirk – though probably one few would actually notice beyond me!
There is one thing I’d change though… and that’s adding underfloor heating. Of course, given I don’t actually use the heating anyway, it wouldn’t really have made any difference haha but those marble tiles sure do feel cold without it (the oak in the bathroom above this one is definitely friendlier in the winter!), though in fairness, the big cast iron radiator kicks out masses of heat and would warm everything nicely if I used it!
Adding some old bits – the armoire, the antique mirror and the chair I reupholstered softens things further – as do the beautiful prints… and it’s certainly a nice place to soak away the renovating dust!

Obviously when taking on Admirals, I had a plan… based on the roughly two years it took to do my last place, and the fact this old girl is 2.5 times the size, I figured it’d take 5 years…
Of course, nearly 7 years on and maybe halfway through haha ahh well, what an eejit! So, this little bit of whimsy is for anyone that’s ever started a project, to find, despite best intentions, it’s run hoplessly over budget, schedule, sanity and all the other treats that come with it!
I am here for you!
A big thanks to my pal Rich for the inspiration… like me, he’s got a somewhat unwieldy and never-ending project on his hands!

It’s remarkable just how much work this tiny space took… it’s so small there’s actually no space for a basin, which seemed to upset lots of people on the internet – despite being really quite a common thing in old British houses… and fear not, there will, eventually be a basin just outside the door!
The other thing that seemed to get people worked up, were the tiles… which are square to the toilet (the only point in the room making them square to made sense to me!). Being 222 years old, then walls aren’t remotely close to square!
The boarder highlights just how out of whack the room is, which was a deliberate decision by yours truly, as I love the quirks of funny shaped spaces – but it seems others are horrified by it…
So, it’s rather a good job they don’t live here is it not?! Teehe!
As for the rest – well, a restored chandelier from the hall outside that, whilst very mucky and in need of a rewire, once cleaned up, sparkles so beautifully and it felt great to give it a new life – it made the most of the extra few feet of ceiling height too!
I still love the panelling, the colour and the wallpaper – and it really makes a statement combined with the very grandiose throne! It always draws comments from visitors!
I always think downstairs W.C’s are the perfect place to have some fun with your décor… it’s not a room anyone spends too long in, but is a room more than most people will see – and this I think sets the tone rather nicely!
I can’t wait to get cracking with the next one as I’ve some quite exciting ideas to bring to life!

I still remember the day I got the keys… and the huge excitement I felt mixed with a hearty dose of terror as the enormity of the task ahead presented itself in a very real way. The worst thing was the smell… and knowing that I’d have to make the best of it, moving in straight away.
6 years on… and there’s still an unbelievable amount to do… but, I am so happy in my work, bringing the old girl to life slowly, one room at a time. I’m learning so much… about the house…. About DIY and design… but as much as anything, about myself too – it’s quite a ride but one I’m squeezing every last ounce of joy from every single day!
But these annual look backs really do help remind me just how far I’ve come. Despite my very deep love for this place, and the life I now have, it’s easy some days to only see the scale of what’s left to do… feeling like progress is almost non-existant… so this whistlestop tour through the last 6 years always puts a little pep in my step!
It's quite fun too, to see the gentle evolution of my taste and skill… Inevitably, as a novice, I get a little better with each room and know when I’m finished the first-time round – there’ll be areas I want to revisit!
But, right now, I shall be raising a glass of something this evening in celebration and toast each and every one of you – I aren’t sure at this point I’d have made it this far without your endless kindness, support and enthusiasm for this little corner of the internet and I will be forever grateful!
Apologies if this moves a bit quickly... With every year there's a little more to squeeze in... But most of these will have been shown more slowly before!

I go into how I bought it and all that jazz in a lot more detail in the book, but having been round it, despite it being about a gazillion times worse than the photo’s, in almost every way you could imagine, as hopefully the photos here show, though even this doesn’t feel like it does it any justice… it was really, truly grim… I was still head over heels with the old girl…
Fast forward, via a bit of elbow grease, and Admirals House feels like it’s coming to define me, or perhaps is even the making of me! Certainly she’s far more than just a roof over our heads! She’s changed my life in so many ways (there’s never, in a million years I thought I’d ever be a ‘best-selling author… in fact any kind of author, or instagrammer’, or any of this delicious nonsense!’), and I have a purpose and passion greater than I’ve ever previously felt!
There’s still lots to do (I’m less than half way in!), and I’ve still lots to learn, but I’m very grateful that she’ll always need a bit of care and attention, even when she’s ‘finished' (if that ever indeed happens haha), and in return she keeps me thoroughly entertained and very happy indeed!
Obviously it could have just as easily all ended in tears (and there’s been more than a few of those over the years too!), but without risk, I feel a bit lost, and don’t really know how to take the easy path anywhere!

It feels good to look back, as often it feels like I’ve hardly accomplished anything so seeing it all stitched together like this is a rather nice reminder of the thousands of hours spent toiling away.
A year with slightly less forward progress (on the house at least) but it feels so good to have hands that are once again sore, calloused and covered in paint as I’m cracking back on with full steam ahead. The old girl has well and truly become all consuming – physically, mentally and financially, but I’ve never felt as sure I’m in the right place, doing the right thing, as I do right now and the satisfaction that comes from restoring her not just for myself & creating a home for Katalin & I, but for future generations long after I’m gone, is enormous!
Of course it goes without saying that I continue to be hugely grateful for your support and patience… the progress feels so slow and mundane that it blows my mind you stick around – if any of you make it right to the end, maybe I should throw a party to say ta very much… though given it feels like I’ll be in my 80’s by that point it might not be quite as raucous as all that… though given I’m theoretically only 10 (I’m a leapling), perhaps I shall remain forever youthful (despite what the grey hairs might tell you!).
