The mistakes I made, things I learnt / won’t be doing again🤦🏼♀️
🏡 LOCATION - I’ve had two misses location wise and 1 major win (will be talking about this soon) but the two mistakes I made was that the first home I purchased was in a high flood area AND it had a flat roof! needless to say there was always water coming into the house from somewhere. Secondly the LA property in this video backed onto a canyon + was in a high fire risk area so I paid a ton for fire and mudslide insurance plus it was a real hassle and cost to maintain the side of the canyon (regular brush clearance costs, tree trimming and watering of plants) also the area was prone to rodents, pests and coyote! I have been very careful about location and gone for lower maintenance since
🏡 CONTRACTORS - Vet your contractors thoroughly and you’re better getting the more expensive professional team because they will show up and get the job done - I’ve had all sorts of issues with contractors not showing up or even “drunk” on the job or claiming they have certain skill sets then actually revealing they can’t do certain jobs or try and then it’s not done properly - for example $70k was spent on water proofing and reconstructing a pool deck but the original deck was never cleaned or prepared so the water proof membrane never properly adhered and long story short we have to find a new contractor to start all over again - so do your research and ideally find someone whose used them and ask what their experience was!
🏡 RENOVATE LOCALLY - I’ve done a remote project and it’s soooo much harder not being able to show up on site and check on progress so in the future I would only do local
🏡 BUDGET - I’m sure you’ve heard it a bunch of times but most projects will cost more than you expect because from my experience there’s always an “unforeseen cost” or sub contractor and material prices increase so make sure you budget for at least 10% more than your original quotes
🏡 TASTE - Are you renovating to live in the home or flip it? If you’re flipping take your personal preferences out and design for majority of tastes

A pretty light fixture can really change a whole room and like the rest of the house the original 70year old wooden floors were kept and sanded / whitewashed which makes a huge difference to the feel and modernisation without losing the features and character of the original home🥰

I picked up the bed from for under $500 and I got the nightstands from again super affordable and the two lamps are from (can’t remember how much😬)

Because Rose cottage is in a hot climate and there was no sprinklers in that area we opted for low maintenance Astro turf.
Swipe to see the before and after, as well as my dad lifting up the old bricks and clearing it all out then my mom worked even in the dark laying the protective sheet with pegs before cutting out and laying the Astro.
We got the Astro from #homedepot it is not a cheap option we were all surprised that it ended up being $1000 ish all together but really wanted a soft safe area baby P could crawl around😍

Thanks to my amazing DIY dad and momma 😘🙌 here’s how they saved and made this bird box a real cutie🐤
Step 1:
The wood was damaged and rotten so we painted with wood hardener to stop the rot
Step 2:
We used specialist wood filler with a palette knife to fill in the cracks and smooth / even the surface
Step 3:
After drying over night it was sanded and then painted with two coats of white and grey
Step 4:
Add some bird food! We used meal worms as most other foods (even nuts) can attract rodents, creepy crawlys and other animals you may not want
Step 5:
Look out your window and admire saving something special #upcycle

The second bathroom is coming along leaps and bounds and basically got some TLC and a face lift😂
The walls needed sanding before we could paint white but goodness what a difference!
Then we used left over grey paint (Gotham Gray from ) from the shutters and accents beams outside the house to update the sink vanity cupboards instead of wasting these and buying new ones #upcycle!
The glam crystal wall light (26”) I bought from for $179 elevates the lil room and gives it the elegance it deserves. Then, we will mount the mirror and have got some yummy soap and pretty flowers to make it feel special.
Eventually we’ll be adding a standing shelving unit at the left side for towels and spare bit and bobs.

The OG walls had a bizarre texture and dated beigey colour so they had to be sanded down then primed and painted with semi gloss white.
Added a new ceiling light (it’s actually gold but feel like it’s not showing up to well here)
I got it from for $176.99 🌟
We also removed the old door and have it as an open hallway. As well as taking the doors off the cupboard which I’m going to buy cute baskets for storage (comment below any recommendations my loves!) Happy Monday, my loves!

This is a lil action shot of organising some of the furniture but if you swipe you might be able to spot our cover up?
Yesss the random side wall fireplace is gone!
We already had a lovely fireplace in the living room and brick one the other side of this wall. Because this one was up higher it was actually leaving soot and dirt on the floor and just wasn’t the nicest looking🤷♀

As well as the floor renovation which I posted about already and the fresh white paint we also added the accent wall.
The accent wall color is P480-6 Aruba Blue Matte Interior/Exterior Paint from priced at $41.98/gallon.
I love it because it gives an all white room some life! As you walk in or out, it brightens your day with a pop of colour🥰

We started by demolishing the old wet bar that felt super random and dated for the living room, which I want to be a bright but cosy family room.
We weren’t 100% if we would change the floor (time consuming, expensive and I was trying to keep OG features) however the tile didn’t feel very living roomy and if baby P fell it would be very hard and cold!
Because we ripped the bar up the floor was then also missing in those areas so we decided to rip the whole thing up.
The flooring we went with was a cool light grey wood from #homedepot called: Terrado Oak Water Resistant 12 mm Laminate Flooring it was $1.99 / sq ft.
Huge thank you to our contractors that was not an easy job! They also then removed the random low ceiling that you can see (above the door leading to the kitchen) I’m still in a pickle why it was there - the seller was legit just storing random pots and plants and it took away from the high valeted ceilings which I think is such a beautiful feature.
There was also a bit of a useless cupboard in the corner:S which we tore down and have the room even more space (going to need that with baby toys lol)
Once the demolition was done the whole room and ceiling had a fresh coat of white paint over the discoloured beige / tan walls that again just dated the room.
I’m so excited to make this space as roomy and updated as we could so now we can decorate and add some homey touches and furnishings🥰
