I’m not sure if the scammer would have gotten away with this without the dash cam, or if the lack of injuries played a role. However, one comment mentioned that some of these scammers might have access to shady doctors who help them out with their “fake injury” claims for insurance.
Honestly, this kind of behavior is only fueling negative stereotypes and hate about a certain group of immigrants. It’s unfair to those who are genuinely here to build a better life and work hard to succeed 😡

Japan is living in 1990, 2025 and 2050 simultaneously!
We received our first water bill in the mail about 3 weeks after moving in, in February 2025. I went to Family Mart to pay it, only to be told it was just a paper statement letting us know the actual bill would be mailed out later lol. A week later, the real bill arrived at our door.
Electricity and water costs total of $400 CAD (¥46,400 JPY), and you can only pay in cash.
We learned that CC are acceptable, but you have to get approved by the company weeks in advance. So, we applied online to Chubu, and they sent us a form to fill out with our details and CC information. We mailed it in and then had to wait 2 weeks for an approval letter. We finally received the letter saying we were approved but needed to go online to enter the provided codes. However, foreign credit cards didn’t work, so we had to get a Japanese one.
I also can’t forget that it took over an hour to buy a high-end dining table ($1500 CAD). The staff member had me sign a bunch of paperwork and translated all 15 points of the disclaimers (one by one) about the table and delivery 😂
I had an appointment with a cleaning company to quote us. They wanted me to FAX them some information and pictures of the house to them.

I can’t say the same about umbrella thefts, though 🥹 We live in a non-touristy area, so they were definitely taken by locals on rainy days. It’s fine since I only paid ¥300 for them at Daiso. Still, it was annoying especially the time I had to walk in the heavy rain (to a convenience store) after my umbrella was taken.

2. Financing Challenges: Non-residents may face stricter mortgage terms. While Japanese banks do offer mortgages to foreign buyers, non-residents may face stricter requirements, such as higher down payments (20-40%) or proof of stable income. Next option is to pay in all cash, which is what we did.
3. Strong Property Rights: Foreign buyers have full ownership rights to both land and property. Same as Japanese citizens.
4. Additional Costs: Expect extra fees like agent fees, taxes, and registration costs (5-10% of the property price).
5. Language Barrier: Most contracts and legal documents will be in Japanese to make it binding. So hiring a bilingual real estate agent or lawyer is highly recommended. Both our real estate and lawyer spoke English/Japanese, which helped us greatly.
