The government is proposing major tax changes that could reshape the property market over the next few years.
Here’s the plain English version 👇
🏠 Negative gearing changes
From 1 July 2027, future investors buying EXISTING properties may no longer be able to use rental losses to reduce their taxable income.
The focus is shifting toward NEW builds instead.
What this could mean:
✅ More demand for new properties
❌ Less investor demand for established homes
❌ Potentially fewer investors in the market overall

💰 Capital Gains Tax changes
The current 50% CGT discount may be replaced with a system based on inflation-adjusted gains plus a minimum 30% tax.
This could:
• Reduce after-tax profits for investors
• Discourage short-term property flipping
• Make long-term strategy even more important
🏗 The government’s goal?
Push investment into NEW housing supply and improve affordability for first home buyers.
But there’s a catch?
If investors pull back too hard, rental shortages and rents could worsen short term due to reduced supply.
📈 My thoughts:
Australia still has a housing shortage problem.
Population growth, low vacancy rates and limited supply are still putting pressure on prices and rents.
Tax changes may change WHERE investors buy, but they probably won’t remove the long-term demand for property.
⚠️ Important:
These are proposed changes only and there will likely be major debate before anything becomes law.
If you already own investment properties, current owners are expected to be largely protected under grandfathering rules.
