Here’s what I always look for:
��📌Dirty furnace filters → Often a sign the HVAC system hasn’t been regularly serviced. A cheap filter can turn into a very expensive repair.
��📌Water stains → Even small stains can point to roof, plumbing, or window issues. In Washington, moisture problems only get worse over time.
��📌Cracked or missing caulk → Tiny gaps allow moisture in, and that’s where mold and rot begin.
��📌Soft flooring → Especially under laminate or vinyl, this can signal hidden moisture or slow leaks underneath.
��📌Furniture pushed tightly against walls → I see this all the time... and it’s often hiding damage.
��📌Fresh patches with mismatched paint → Quick cosmetic fixes can sometimes mean someone’s covering up a bigger issue.
��📌Dirty HVAC returns → Usually a sign the home hasn’t been cleaned or maintained consistently.
��📌Older water heaters → Around 10 years old? It may be nearing replacement, especially with our regional water conditions.
��📌Missing GFCI outlets → A safety concern and often a clue the electrical hasn’t been updated in years.
‼️None of these things automatically mean “don’t buy the house.”
But when several show up together, they usually tell a pretty clear story about how the home has been maintained - and what you could be inheriting after closing.
