1️⃣What’s your motivation for going out of state? Thinking there’s places that have immensely better margins than wherever you live is not a good reason! Good deals and bad deals exist in literally every market.
A good motivation to go out of state is to find a better match for your risk tolerance. If where you live costs $1M and you only want to risk $200k, you may need to go out of state.
Another good motivation would be if the particular strategy you want to pursue doesn’t work in your area. If you want cash flowing single family rentals, they may not exist in the Bay Area. Or if you want to buy apartment buildings, there may not be many in rural Kansas.
2️⃣Do you have a real connection or familiarity with another market? Do you have close family or friends that live somewhere you visit often? Have you lived in another place where you still have connections and local knowledge?
Your investing journey will be much easier if you have an advantage in terms of building your team. You don’t have to directly know contractors, realtors, etc but if you have relationships in the market, you can ask for referrals and build a loyal team much faster than starting from zero.
3️⃣Do you actually have time to manage something remotely? Majority of out of state investments are far from passive.
Chances are you will spend significantly more time building and managing your team, finding deals, providing construction oversight, etc than you would if the project is in your backyard.
Every step of your deal will be more complex from a distance. Complexity takes time, so just make sure you aren’t already slammed with a 60 hr work week.
🏚️As someone who’s flipped 80+ houses out of state, believe me, you want to carefully consider the decision of long distance investing before going all in. If you can find a way to stay in your backyard, do it. Everything will be easier local, so only invest long distance if it’s a necessity to your goals!

You don’t have to splurge on ultra expensive tile to still achieve a high end look!
I almost always buy very basic and affordable tile for my entry level flips, but lay them using a unique pattern, and it gives the design a whole different feel. You can lay $2-3/sqft tile with a nice pattern and make it feel super high end!🤑

Even after 80+ flips and trained, loyal crews, I promise, you will still have punch list items that need to be fixed on almost every single project! These little details are ALWAYS the first things buyer notice so it’s important to dial them in before hitting the market.
The 5 most common things I find on these blue tape walkthroughs are:
1️⃣ Non functioning door, or doors with chipped paint marks
2️⃣Mismatched paint color lines, mainly between the walls and ceiling
3️⃣Cabinet doors or drawers that don’t properly open/close
4️⃣Imperfections in the drywall or drywall texture
5️⃣Sloppy grout lines/grout on tile edging
👀Buyers eyes are immediately drawn to these imperfections. The list in their head starts racking up and they assume the whole renovation is cheap and poorly done. No renovation is ever perfect, but the more you can minimize these obvious imperfections, the quicker offers come in!

3️⃣Vertically installed colored backsplash
4️⃣Tile feature in the shower, fun color and pattern
This house was sold for $229k, a very inexpensive and entry level price point. None of these designs take much extra money to implement, so you can use these ideas across any price point!
