Designed around its unique site conditions, Perch Condos by CORE for Firmland Developments features a mix of residential units, townhomes, and shared spaces anchored by a brick-framed podium with a glass and spandrel window wall above.

At the rear, a curved podium reflects the contours of Highland Creek, while the building steps back approximately 30 metres from the property line preserving the natural ravine landscape associated with Highland Creek.

Meet Goose-tavo, a 7-foot tall Canada goose made from 2,352 cans!

Designed for this year’s competition and food-raiser in support of, the goose construction worker is complete with his own lunchbox and a cantilevered beak stretching over 2.5 feet long.

What does the world’s largest Passive House student residence look like?

The University of Toronto Scarborough's Harmony Commons combines high-performance building systems with student-focused shared spaces to create Canada’s most energy-efficient student residences.

Designed by with CORE as the Architect of Record, the 9-storey residence accommodates 751 students and includes an integrated dining hall, common lounge, study space on each floor, an outdoor roof garden and terrace, a community kitchen, and a laundry facility designed to support everyday campus life and foster a stronger sense of community.

The Passive House design incorporates a high-performance envelope, low-energy systems, and heat recovery strategies to support energy efficiency and indoor air quality.

Harmony Commons is the largest building in Canada to achieve Passive House Classic certification and the largest Passive House dormitory in the world.

A new community is beginning to take shape at Dupont and Dufferin.

Galleria 01 and 02 are the first complete buildings in the transformation of the former Galleria Mall site into a new mixed-use community at Dupont and Dufferin.

Designed as part of a broader master plan, Galleria 01 and 02 draw inspiration from the area’s industrial character and introduce 634 condominium residences, 150 affordable rental housing units, daycare and retail at grade, rooftop swimming pool, and gym.

The broader phased master plan, led by multiple architects and planners,, and for, will eventually include eight mixed-use buildings, approximately 3,000 condominium residences, retail spaces, and an 8-acre park.

There's a red element on this tower, and it’s not just for aesthetics.

At M5V, the red element marks a mechanical penthouse positioned mid-tower instead of at the top. ⁠

This approach reduces the size of ductwork throughout the building, enabling more efficient floor plates and improved ceiling heights within residential units.⁠

Rather than concealing it, the design turns a technical requirement into a defining architectural feature, one that reinforces the building’s identity within the King West neighbourhood.⁠

Ravine Building E, designed by Raphael + Bigauskas for with CORE as the Architect of Record is a 12-storey rental building in North York, delivering 140 thoughtfully designed units. The building sits alongside a 24-storey condominium, with both connected by a shared underground parking garage.⁠

Residents have access to a range of amenities, including a playroom, fitness centre, party room, and outdoor patio, designed to support both daily routines and social connection. Ground-level indoor bike parking encourages active transportation, while real-time TTC updates in the lobby help keep residents seamlessly connected to the city.⁠

Block 4 (Daniels MPV/Uniti) for and received an Award of Merit at this year’s Urban Design Awards in the Building Design Category 🏆

Designed as a master-planned community, Block 4 offers a diverse mix of townhouses, mid-rise, and high-rise buildings, with both rental and condominium options, centred around transit access, sustainability, and walkable urban living.

The jury recognized it as: “An impressive example of transit-oriented community design, integrating density, housing diversity, and walkability in close proximity to Mount Pleasant GO Station. Despite the challenges of its location along between a major regional road and expansive transit corridor station infrastructure, the development succeeds in creating a cohesive neighbourhood framework, with appropriately scaled interior streets and thoughtful massing that transitions well to the surrounding context.”
