1. Find it - we market for properties in geo’s that meet strict criteria in Population, Income, Job, Appreciation and Crime.
2. Fund it - we bought this property for cash so we could close quickly with a combination of investor capital and company capital.
3. Fix it - we didn’t want to overdo this house. A mistake I used to make when I first started. We repaired all majors and on the interior we put paint and floors and made minor repairs.
4. Flip it - we are not exiting this property but adding it to holdings as a rental unit.
