Words that recur across them include often, still, because, think and don’t.

Quiet for a while.

The past period has been the most difficult period we have experienced (and actually sometimes still is), and that automatically caused everything to shift for a while.

The focus went from work to family, and that also meant that I consciously took a step back and paused for a moment.

Sometimes you are simply forced to do things differently than you are used to, no matter how much you want to keep going.

Over the coming weeks, I will be going on holiday with my family, and after that I will slowly get back to work. Then I will pick up my work again, moving forward step by step. 🙂
The question I get most these days is very simple: “Do you still have anything with 2 bedrooms under 300k?”

And I’ll be honest: that’s becoming almost impossible.

Not because I’m not looking. 😅

But because the market here has simply moved up.

And not just in Estepona. The entire Costa del Sol has been pricey for quite a while, and now you can see something interesting happening: people are looking further afield… and as a result, the areas between the well-known hotspots are rising too.

Think of the area around Estepona. 📈

So if you’re still exploring your options: don’t wait until you’ll “someday” go take a look.

Because in this market, “someday” often means: too late.

If you’d like to talk through your budget and what you’re looking for, feel free to send me a DM.
Sometimes you notice a city taking its next step.

Estepona will get a new 5-star Gran Lujo hotel in 2028, and not just any one: JW Marriott is going to transform the old Estepona Hotel & Spa Resort site into an international destination.

Why do I find this interesting?

Because a name like that doesn’t show up just to open “just another little hotel.” 😆

They’re clearly targeting events and conferences: 25 spaces for meetings and celebrations, open year-round, and a team of 270 people.

And the plan also sounds pretty next level: 20,000 m² of seaside gardens, 6 restaurants, a 5,000 m² adventure park, and 191 rooms (averaging 90 m², with most of them being sea-view suites).

Projects like this change a place. More energy, more international attention, and often also a different kind of crowd.

What do you think: will this make Estepona even more of a “best kept secret”... or is the secret out now?
We don’t set our rental prices based on gut feeling.

So not: just have a quick look at the neighbours, make a rough guess for the season, and call it a day.

This is exactly why dynamic pricing makes such a difference.

The idea is simple: based on market data, an algorithm determines every 24 hours what the best price is at that specific moment, and it is automatically updated across your booking platforms.

So what does a system like that look at?

occupancy rates in the region

prices of comparable properties

seasons, public holidays, local events, and vacation periods

data from previous years

And the nice thing is: you still decide your minimum price. You’re just handing over the daily manual work of adjusting prices.

Because let’s be honest: one last-minute weekend booking can make your month… but if your price is too low, you often only realize it when it’s already too late.

Are you already using dynamic pricing, or do you still keep your price fixed for the whole season?
“What’s the return like here?”

I understand that question. Online, percentages are flying at you from every direction. It all sounds interesting. 😅

Still… I find it difficult to put one single number on it.

Because returns here are not a case of “Spain = X%.” It depends on the things that really make the difference between decent and genuinely good: your purchase price, your location, the number of bedrooms, how close you are to the beach or the town centre, and even how practical the apartment layout is.

Two properties on the same street can already tell a completely different story.

So when I see something online like “8% guaranteed,” I don’t think: wow. I think: based on what? And more importantly: who exactly does that apply to?

If you like, send me the property (or the region + budget + goal: personal use or rental) in a DM, and I can give you a more realistic picture based on your situation.
The questions I’ve been getting lately are less and less about houses.

And more and more about… life. 🤔

“What are the schools like?”
“What is healthcare like?”
“How does it work here if you really move?”

A few months ago, I was mainly speaking with investors. People focused mostly on the numbers: returns, occupancy, and property management.

But now I’m noticing a clear shift: I’m talking more and more often with people who genuinely want to emigrate and live here themselves.

And there’s something underneath that.

With many people, I sense a kind of dissatisfaction. Not dramatic, but more like: “this is not how we want to live anymore.” 🤨

They’re not looking for an extra home… they’re looking for a different rhythm.

If you were moving tomorrow… what would you want to know first: schools, healthcare, or how to build your daily life here?
Some homes are already sold before you even know they exist. 🫥

We’re often the first to hear about new developments. And in this market, that truly makes the difference.

Take, for example, commercial units that can now be converted into lofts. That kind of information only comes when you work closely with project developers and stay at the table all the time.

Just recently, we had a case like that.

A project was set to officially hit the market on Tuesday morning. I already had the details on Monday evening. Tuesday at 10:00, I had the first viewings scheduled.

The market was literally open for one minute…

…and I already had three reservations.

This isn’t luck. It’s timing, trust, and short lines of communication. 😊

In this market, you don’t win by clicking faster, you win by knowing earlier.

Where would you rather be: at the front at the start, or at the back of the line?
Negotiating in the football world or in real estate here? The difference is smaller than you think.

With a property you often hear:
“Has it been on the market long?”
“Is this the last apartment?”
Because timing determines everything.

If you step into a project very early, there’s usually no room to negotiate. Everything is still running smoothly, so there’s no need for discounts.

But if you come in when pressure starts to build… the game changes. 🎮

In football it worked exactly the same. If you’ve been a free agent for a while, your value drops. Clubs feel less urgency, and you lose leverage.

Whether it’s a player or a property:
the person who understands the moment negotiates the strongest.

What do you pay more attention to: price or timing?
Branded residences. A term you hear more and more often here on the Costa del Sol.

Where it used to be mainly about location and the view, now it’s also about the name. Big names. Luxury brands and everything that comes with them. 💎

That’s why Dolce & Gabbana and Fendi are building exclusive residential complexes in and around Marbella. And yes, even Lamborghini is now in real estate. Not with cars in the garage, but with villas: design, service, and presence in every detail.

These aren’t just apartments anymore, these are brands you can live in. 😆

And it doesn’t stop at fashion and cars. Rafael Nadal is now developing here as well. That says enough about where this region is headed.

Why is this happening? Simple.

International buyers are looking for recognition, certainty, and status. They know what they’re buying before they even open the brochure. That feels safe—and exclusive.

I don’t see this as a hype, but as a clear direction.

The Costa del Sol is becoming more international, more luxurious, and more professional.

Would you live in a home with a global brand on it, or do you think that’s a bit too much? 😜
