Building ST anchors the Pearl Yard Bermondsey masterplan with two residential towers on a shared podium filled with a mix of uses from resident amenities to workspaces and retail along Southwark’s emerging Low Line as well as facing the green park at the centre of the Pearl Yard Bermondsey development.
As the design and delivery architects for these towers, we undertook a major reworking of the consented scheme to ensure the buildings are efficient and buildable. To navigate the tight urban site and reduce construction risk, we established a "kit of parts" strategy using offsite manufacturing, which helped speed up construction. We strengthened the internal layouts, introduced a second staircase in each tower, while creating a refined façade and crown.
As the tallest element of the masterplan, Building ST will deliver 472 homes that prove high-quality design and precise modern construction work together. Reaching this milestone demonstrates the value of technical rigour, design authorship, and close collaboration between Greystar, Sisk, and our studio. Congratulations to the full team!

In the courtyard, the façade bricks are lighter and calmer, but the balcony red is more vibrant, adding detail and animating the building as the sun moves around.
